It’s time to tread lightly in Thailand. Bound and Beyond and Cloud Collective have announced the launch of KAIA, a new resort brand focused on outdoor hospitality and ‘light-footprint luxury’. The first property, KAIA Koh Phangan, is set to open in the second half of 2025 on Thailand’s northeastern coastline, surrounded by protected national parkland.

KAIA resorts are designed to foster connection—with nature, community and self. The concept matches tented architecture with low-impact design and local materials, developed with an emphasis on sustainability, social impact and immersive cultural experiences.
KAIA Koh Phangan will feature 31 tented suites, each 77 square metres, with ocean views, open decks, four-poster beds and in-room pantries stocked with local products. Four two-bedroom villas with personal pools will also be available. Interiors designed by Dao Vichada highlight recycled materials, upcycled teak, and traditional Thai textiles.

Dining at KAIA is produce-led and open-fire-focused, with menus built around daily harvests and local sourcing. The resort will feature a clubhouse with all-day dining and a beach club, as well as an infinity pool overlooking the Gulf of Thailand. Experiences will include communal feasts, foraging, wellness rituals and locally guided activities such as squid safaris or ceramics workshops. Designed in collaboration with Cloud Collective, KAIA resorts will be fully single-use plastic free, filter their own water and adopt circular food systems. Additional properties are planned, with further announcements expected later this year.
