Manchester is on the rise, with plenty of high-end dining in the mix. Nobu Hospitality has announced plans for a new mixed-use development in Manchester, combining a hotel, restaurant and the brand’s first Nobu-branded residences in the UK. Delivered in partnership with developer Salboy, the GBP 360 million project—currently named Viadux 2—is proposed for a prime city-centre location and, subject to planning approval, will introduce a 76-storey tower rising 246 metres.
The Nobu Hotel Manchester will include 160 guest rooms and suites, signature dining, a spa, gym and event spaces. A Nobu restaurant and bar will serve as the centrepiece of the project, bringing the brand’s globally recognised pairing of Japanese and Peruvian cuisine to the city.

The upper floors will house 452 Nobu residences, marking the group’s entry into the UK luxury real estate market. These branded homes will offer Nobu dining and in-residence service, alongside exclusive access to wellness facilities, a swimming pool, podium garden and concierge team. Residence interiors will reflect Nobu’s refined, minimalist aesthetic, paired with Japanese design elements.
Positioned to become the tallest UK building outside London, the project signals a new chapter in Manchester’s luxury development landscape. The city has seen increasing interest from global hospitality and real estate brands, bolstered by its cultural prominence and ongoing regeneration. If approved, the Nobu Manchester development will become a new landmark for the city, combining lifestyle, design and high-rise living under one roof.
