A three-bedroom penthouse on Saadiyat Island has become Abu Dhabi’s most expensive piece of real estate after the property was purchased for a cool AED 137 million (US $37.3 million). The penthouse, which sits atop the Nobu Residences Abu Dhabi development, represents the highest price per square metre achieved in the emirate at more than AED 96,000 ($26,140).
Interiors are all about contemporary Emirati and modern Japanese architecture. Imagined by global interior design consultancy Studio PCH, the new owners will find a private elevator, a personal wellness retreat and fitness studio as well as an expansive terrace that offers views of Saadiyat Cultural District.
Inspired by the ideals of restaurant founder Chef Nobu Matsuhisa, the kitchen takes centre stage with a blend of functionality and style and a space that works for cooking and entertaining guests.
When it’s time for a wander, there is no need to go too far, since this gleaming Nobu development will also features a 125-key hotel and Nobu restaurant and rooftop bar when it opens in Q2 of 2027.
If you do feel like an adventure, local amenities include a square mile of five major museums including the nearly completed Guggenheim Abu Dhabi and Louvre Abu Dhabi, as well as the restaurant-laden Mamsha Al Saadiyat and Soul Beach.
“This milestone transaction at Nobu Residences not only sets a new benchmark for residential property in Abu Dhabi but also underscores the maturity of the real estate market,” says Talal Al Dhiyebi, Group Chief Executive Officer at Aldar.
“Year on year, we are seeing healthy increases in both the volume and value of homes purchased, driven by supportive government policies and initiatives that have increased the attractiveness of Abu Dhabi as a place where people want to live and see real opportunity for investment. We expect this trend to continue as we bring some of the UAE’s most luxurious lifestyle concepts to life on Saadiyat Island and across Abu Dhabi’s prime locations.”
The record-breaking sale of the penthouse follows the recent purchase of a four-bed duplex sky villa at the same development for AED 130 million ($35.4 million).
